Is home insurance mandatory in Quebec?

Home insurance isn’t legally required in Quebec, but your mortgage lender will almost certainly require it as a condition of your loan. Condo syndicates may also require co-owners to carry personal coverage.

I rent my apartment, do I really need insurance?

Yes. Your landlord’s insurance covers the building, not your belongings, and not your liability. If there’s a fire, flood, or break-in, only your own tenant policy will cover the cost of replacing what you own. It’s also one of the most affordable types of insurance available.

Is water damage covered?

It depends on the source. Sudden and accidental water damage (like a burst pipe) is usually covered. Flooding from outside, sewer backup, and gradual leaks are often excluded from base policies, but can be added as endorsements. We always review your water coverage carefully, especially in Quebec where freeze-thaw cycles are a real risk.
